Ever since I first read this post, it's been nagging at me.
Once upon a time, a million years ago, I used to work in the property tax department for a very large mortgage company. I've done research to locate things that would make your brain itch ( example: A homeowner gets a tax bill for $5.00 a month after closing his loan. The parcel number has absolutely nothing to do with his property, so he's confused why he got it. After calling the Assessor and the Recorder, getting a plot map and comparing it to the Title that was filed at closing, I notice there's a 5 foot wide, 3 foot long portion of easement next to a fire hydrant that wasn't included in the parcel when the Title was filed). Yeah, that exacting.
So...when I first read this post, I tried to do a little digging with the resources I used way back when.
Wow. You can't find CRAP on it. What I did find was not only limited, but frustrating.
Either someone is intentionally trying to obfuscate not only the sales and building history on this property or..... and this is also a possibility because rural Colorado isn't exactly living in the computerized world of say, Chicago...noone bothered to migrate the information from hardcopy to digital.
Regardless, here's what I found:
1) The address given in the earlier posts is wrong. The actual address is 32201 County Road 371, San Isabel National Forest, Buena Vista, Colorado 81211 ( Parcel Number 316130400827, located at 38 degrees, 53'13.36"N, 106 degrees 09'12.11" w)
Primary Owner: Katherine M and Larry R McElroy (Grantees) from Rick Holland (Grantor)
Earliest record is from 1994 and the deed type reads as "needs research."
Now, in July of 1995, the property was granted to Rick Holland from a William and Gladys Crouch.
Other information given is in the extended legal description (tends to give the name of the parent parcel before it was broken up into smaller parcels):
PT SAMUEL HARTSEL PLACER NO 289 REC 333252
I don't know if this information helps anyone, but it's all I've got at the moment. This is still nagging the hell out of me.
I think you might be referring to a different post on the property. Thanks for the info though. The Holland name is familiar. We spent some time on this. Why would past digital copies even be accurate? Metes and bounds, or coordinates.
It isn't past, it's current. Like I said, this has been nagging me off and on for a while. I did a google maps search for the previously mentioned address (32613 County Road 371) and it showed a property that was a piece up the road from the one with the crescent driveway. So, and bear with for a second, I zoomed in on the one with the cresecnt driveway....google maps now allows you to hit a button that says 'what's here?' I hit it and it gave me the address of 32201 County Road 371. So..I thought 'hmm..what else can I find?"
What kills me is that there is absolutely nothing else that can be found for either property. Keep in mind that the earlier post shows a 1999 image. Google has updated and improved it's satelite imagery since then.
Now, and get this, in the earlier posts...they mention that the 'wrong' address was sold by (title transferred to) Richard (Rick?) and Kelly HOLLAND to Collete Foster and Richard Kelly & Bond S (?)...in 1996.
So, and feel free to do a property search on both Google Maps and Netronline.com (that's one of the most useful sites out there for property info) on both of the properties. The 'incorrect' address is about 3/4 to 1 mile north of the one with the crescent driveway. Both are improved properties (meaning that they've got decent sized houses on them) and they're owned by the same person? Ok, maybe not so bizzarre as it sounds, but follow my logic......
The original property (PT SAMUEL HARTSEL PLACER NO 289 REC 33252) was most likely a HUGE parcel owned by a rancher....happens all the time out here in Colorado (did I mention that I'm stationed out here about 45 minutes from this place?) Most of the newer housing developments, my house included, will show something like this when you go back far enough. Most of the time, the property owner sells a huge chunk of land to some developer who, in turn, chops it up into smaller lots et cetera, et cetera. Fairly common when you consider cities and such, like Colorado Springs.
But, this is out hell and gone in Buena Vista. Hell, the google maps description calls it "San Isabel National Forest"...that right there should throw up a red flag. National Forest means that the Federal Government has some sort of vested interest in the area. Anyhoo...Buena Vista is a rinky-dink nowhere place on the ass cheek of backwoods Colorado. There's NOTHING there. The whole concept of some rancher selling a huge chunk of his property to a developer for a quick buck (happened all the time back in the late '80s in Colorado....believe me, I was stationed here the first time from '86 to '89) just doesn't hold water. What the hell would some 'get rich quick' developer be thinking of by investing in setting up a housing development 40-50 miles from the nearest population center? And believe me, if you've never lived in Colorado, during the winter...40-50 miles means you're snowed the hell in. Any county South of Denver doesn't get State funding for it's infrastructure and never has...not even El Paso County which contains Fort Carson and Colorado Springs.
Speaking of which, do a quick Google Map search of "Elephant Rock, Colorado" and see what it gets you. It'll show you a place up near Aurora, just North of the Springs. Buena Vista is (going by the roads from here) South on I-25, then back up NorthWest by county roads. They're about 75 miles apart, give or take. Something's fishy here.
Granted, that's about all I could find out in 30-40 minutes while at work. It's still bugging the hell out of me. There are about 6 or 7 other properties in a 3-4 mile radius from the house that are decent sized dwellings. I'm gonna check them out on the Recorder and Assessor's websites. How much you wanna bet that Rick Holland keeps showing up? If so, that kind of tells me that he's the 'developer' that bought the original parcel from whoever and tried to piece them out to other buyers.
Look, it's possible that I'm following a red herring here, but damn.....so much doesn't add up. At least not from an official documentation point of view.
Crap, sorry man, I should have said this up there....
I'm not entirely sure what you mean by "past digital copies being accurate' but, here's what I think you're trying to say.
From what I'm gathering by their saying that 'title needs researching,' I'm taking it to mean that the original title is all on hardcopy somewhere in a box and hasn't been typed into their database.
Here's a GREAT example of what I mean.
We handled a LOT of properties in Lousiana...and that's a state that's notorious for not providing tax information to mortgage companies. In fact, we require the homeowner to send us their bill on time or any penalties/fees come out of their escrow. You get the idea. Some of the Parishes (they use Parishes instead of Counties) are better than others...it's a weird dynamic. The more urban Parishes (think New Orleans) tend to have their information available online...at least as far as legal description and assement information is concerned, they don't publish the actual tax bill....either way, they won't talk to us, period. The more rural Parishes are more cooperative and friendly...but don't have their information available online. I guess it's a technological gap.
Same thing happens here in Colorado. The further away from the population centers you get, the more rural everything gets. Here in El Paso County, we've got an honest-to-god elected official in the position of Tax Assessor. Out in the boonies, odds are good it's a local rancer that does it part-time.
So, what I'm getting at is that if anyone wants a better history of the sales and legal description, they'd have to go to Buena Vista's Assessor's office and ask to see the box of paperwork regarding the property. Shouldn't be too hard to interpret, but if there is any real obfucation going on...you'd be like a deer in the headlights while you're sitting in the office trying to jot information down on a legal pad. Now, are they doing this on purpose or is it simply a matter of "not enough people to type the information into a database" or "not enough funding to support such an effort?"
I don't know where you're from, Capt, but I'm originally from Iowa. If I bought a house this year (2013) and tried to do a little research on my house and found out that the records only went back to 1994, I'd probably just shrug my shoulders and say "well, the Title cleared at closing and the heater works. I'm not complaining."
Your on the same wavelength as me. I don't put much value on what counties have paid some data entry person to enter past information, which is more than I put on the accuracy of google maps, however that's what we have that is easy. I am betting the Holland name would come up again. There was some talk that one of the names in the chain of title was a movie producer. I can't remember now cause we dug dig dang and got where we are today.
I am from Iowa, California, with family in Colorado, bicycled out there. I am a Realtor working on multipule state licenses with access to title company sources. A past broker I worked for even had a valley in Colorado under development. (I did not work on that one) We have our own brokerage and plan to expand. So I understand all that your saying and pretty much agree.
I dont mind the rambling. I like reading real estate topics. I ramble myself if Im not on a ipad.
Now look what you went and did...you gave me something else to track down.
Ok, so doing the basic research any monkey can do (but with more up to date internet information), this is what I came up with for some of the names....
I was pretty much spot on with my guess about Samuel Hartsel. Big time rancher family, sold a lot of land to various developments in central CO. Nothing much exciting there.
Did some searching on both Larry R and Katherine M McElroy from Buena Vista, CO and came up with stuff that makes your eyebrow raise in a failry Spock-ish manner....
Katherine M McElroy owns a place called "Mountain Haven Estates - Senior Living" which is shown to have 2-4 employees. Must not be very big.
Larry R McElroy, on the other hand has all sorts of interesting stuff associated with him:
Possible AKA's - Larry D Welk.
Previous known residences -
Pueblo, CO
Buena Vista, CO
Beaverton, OR
Hillsboro, OR
Stevenson, WA
Cornelius, OR.
Known relations-
Roberts, Susan Kathleen
McElroy, Katherine M
McElroy, Eva J
Welk, Susan K
Welk, Elsie M
Welk, Herman R
Welk, Robert
And, last but not least, I dug up a little on Richard (Rick) Holland:
Known residences-
Colorado Springs, CO
Salida, CO
Buena Vista, CO
Nathrop, CO
Doesn't mean anything to me, but you've got a wealth of information regarding the property beyond what I know. I hope some of that throws up a flag for ya.
